The Project
A conversion and extension project at a former printworks in SE1, comprising the creation of 11 residential apartments and a penthouse.
The Programme
The development was delivered in two separate phases with the first stage involving the conversion and extension of a historic former printworks into modern residential apartments. Following the success of this project, Edgeley were re-engaged by Lexadon some years later, on a negotiated basis, to add a rooftop extension for a bespoke private penthouse.
Edgeley were responsible for pre-commencement works for the project, including challenging party wall agreements, all construction, structural alterations and fit out. Structural works involved reinforcing the existing structure. Interior features were maintained throughout to capture the industrial feel of the building – including exposed steel pillars, brick work and wooden ceilings. Edgeley altered the original floor levels but retained and finished the existing floorboards above and below the ceiling.
Alongside new balconies with weathered-effect exterior timber cladding, Edgeley added a new zinc roof, with water proofing by Axter, and installed contemporary Crittal-style windows, painted in a bold royal blue.
The roof top extension spans the entire building footprint and was designed to maximise the available space and provide a spectacular view across the capital. As the penthouse was constructed once the residential apartments beneath were already occupied, the Edgeley team had to be mindful of keeping any disruption to the tenants below to an absolute minimum during the build.
Throughout the project, Edgeley utilised their extensive experience of converting heritage London buildings for residential use, and confined urban sites, including the challenges of non-existent storage on site and negotiating the adjacent busy road. This included complex programming and scaffolding design arrangements as a replacement for scaffolding which wasn’t a viable option due to neighbouring buildings.
The full development was finished to a very high specification that marries the industrial heritage of the original building with on trend contemporary city living, and remains one of our most memorable projects.
