Adding Value With A Dedicated Maintenance Division

There is a huge difference between a construction contractor and a construction partner and, for Edgeley Construction’s clients, part of that difference is our maintenance division.

A completely separate division with a dedicated team, the Edgeley Maintenance division provides both reactive and planned maintenance, along with small works for upgrades, modifications and redecoration. It’s a service that ensures developers, building owners and property management companies can maximise the service life of the property, while delivering added value to occupiers that ensures loyalty and long-term tenancy.

Our maintenance offering also ensures that all mandatory compliance requirements are up-to-date and all warranties remain valid, thanks to routine inspections, servicing and maintenance work.

 

Keeping Tenants Happy

All developments rely on good occupancy levels to deliver profitability, so, whether the developer is retaining ownership or the property is being sold to a landlord, keeping occupiers happy should be part of the business case and ROI calculations for the project.

High quality and reliable maintenance are central to that strategy. A well-maintained building and a service that ensures a skilled operative is available quickly and reliably to respond to any issues helps to ensure that occupiers are happy in the property and encourages them to remain.

Because we work flexibly with clients, maintenance can be provided in a number of ways but the ideal way to keep tenants happy is for the developer to agree a maintenance contract, which can be transferred to the building owner if required. If Edgeley Construction is building the development, the maintenance contract can be agreed at tender for a period of up to three years.

What it means for the tenant is that our skilled team will be available to carry out maintenance work quickly and professionally as required, preventing small issues from becoming major problems.

 

Keeping on Top of Compliance

Inspection and service intervals for varied elements of a building can be hard to keep track of and, if these routine maintenance tasks are not carried out professionally and on time, there can be issues with compliance and breach of warranty.

At Edgeley Construction, we can provide a maintenance package that schedules routine inspections and servicing requirements and ensures one of our skilled operatives carries out this work on time. This takes the management headache out of routine compliance requirements and ensures that the terms of warranties and guarantees are not overlooked, protecting the building owner from the financial impact of system failure for a variety of building elements, from mechanical plant to roof coverings.

The availability of this service is a major advantage for our construction clients because it provides continuity for developments that Edgeley Construction has built. No-one knows a building we’ve built better than us and we can draw on the experience of the project manager if we need to.

 

Modifications and Change of Occupier

The way a building is used over time can change and it’s not unusual for even relatively new developments to require modifications to suit different occupiers. We have even been called upon to convert commercial units to residential in the past.

Once again, calling upon the company that originally constructed a building to carry out this kind of work is a practical and commercially sound option. For some construction contractors, this type of modification or upgrade might not be an attractive contract because of the relatively low value and project duration, but our dedicated maintenance division means that we have a team available that specialises in this kind of work, with the ability to draw upon the knowledge of the team involved in the original build.

 

How Our Maintenance Team Adds Value

The Edgeley Construction maintenance division is a multi-disciplinary team that is ring-fenced for maintenance projects and experienced in all aspects of building maintenance – from internal decoration and building services, to roofing and window installation. Our maintenance team also includes skilled carpenters, tilers, plumbers, Gas Safe registered heating engineers and  electricians, ensuring we can provide a fast turnaround service on any maintenance or small works project, from design right the way through to fixtures and fittings. All small works of up to £50K or six weeks project duration are carried out by this team, along with routine planned maintenance, compliance checks and emergency call outs.

Providing a dedicated resource like this means that we can be flexible with the scheduling of maintenance and small works and prevents these projects from ever being de-prioritised, as they could be with other contractors if larger project opportunities occur.  Our goal is to make repairs, maintenance and upgrades as stress-free as possible for clients. To do that, we make sure we communicate well, keep our promises by getting the work done on time and work flexibly around the needs of both our client and their tenants,  with pre-arranged appointments to gain access and a considerate team. It’s all part of our partnership approach to working with developers and delivering solutions for better buildings.
